Bulgarian Sunrise Properties Ltd will provide you with a complete A-Z service, starting with the initial consultation and selecting a property best suited to your individual requirements and ending with the passing of the deeds of the property.

Our aim is to guide you through the purchasing process step by step and answer all your enquiries, so that you are able to make the right choice and purchase a home or investment property that suits your personal needs and wishes.

Our services include:

Preliminary Stage:

  • providing you with detailed information of a wide range of properties which will match as far as possible both your financial and personal requirements;
  • providing you with free legal, taxation and immigration advice;
  • arranging a viewing trip, including hotel and flight bookings, to Bulgaria for you so that you could view in person the properties which you have selected in advance.
  • Our experienced agents will accompany you to all viewings and will advise you should you have any query;
  • We recommend our clients to arrange for an independent property inspector to view and inspect the structural soundness of their selected property, so as to have a clear knowledge of the financial risks involved with their property investment;

Making an offer:

  • negotiating with the sellers the best possible price for the property you are interested to buy;
  • if the offer is accepted, you will have to pay to the seller a deposit of up to 10% of the purchase price;

Registering a Private Limited Liability Company:

  • free legal consultation with one of our experienced lawyers - our lawyer will advise you on the legal implications of the property sale and purchase contract and all the financial matters involved in the conveyancing process;
  • opening a business bank account, which is legally required before registering a company;
  • registering a Private Limited Liability Company, whose sole shareholder and manager will be you;
  • registering the Company with the National Companies Register and the National Tax Authorities;
  • optional book-keeping and accountancy services;
  • we estimate that this process will take about 4 to 5 weeks to complete;

Exchange of Contracts

  • after all the above legal formalities are met, our lawyers will have to examine all the property deeds and ensure that the consent of all the sellers is given to the sale of the property, so that you obtain a good title in the property;
  • exchange contracts with the sellers and pay the full price as agreed in advance – should you need to obtain a mortgage on the property to finance your purchase, please contact us for detailed advice;
  • finalising your legal ownership;

After-Sale Services

  • we will assist you with any building and construction works which your property may require;
  • decoration and interior design works;
  • property management services; and
  • optional sub-letting services.
